Putting your home on the market this summer? Selling a house for a client? According to a recent study, certain outdoor features can help you do it — and get more money in the process.

According to an analysis by, certain outdoor features can not only increase your chances of selling a house this summer but also what price you get for it.

In Utah, for example, a barbecue can net you 58 percent more per square foot, and in Arizona, it gets you 33 percent more.

Outdoor showers can also deliver serious value. In New York, homes with outdoor showers sell for 256 percent more than those without one.

“Homes with outdoor showers tend to list for nearly double the asking price of other homes,” wrote Nicolas Bedo,’s economic data analyst. “In some states, the added value is even more pronounced.”

Fire pits are big price boosters in Ohio, increasing the price per square foot by 33 percent, while pools — specifically a pool and spa combo — can increase a Connecticut home’s price by a whopping 96 percent. Pools also command a premium price in Hawaii and South Carolina.

But it’s not just features that can have an impact on price this summer. 

According to’s analysis, just putting the right terms in a listing can help boost a seller’s profits.

In Michigan, listings with “summer fun” or “summer days” sell for 36 percent more than other properties in the state. The term is also popular in Massachusetts and Indiana.
